How much is the insurance? Is the flood insurance assumable?

Those are great questions, especially since flood insurance will be required if you intend to have a mortgage.  Many Buyers are finding out that certain homes aren’t eligible for flood insurance or that flood insurance premiums are much more expensive than they had realized.

Fortunately, the flood insurance policy on this home was renewed on June 11th (for $3381 annually), and it is assumable by a Buyer.

Why are the property taxes so different for listings in the same price range?

If you have noticed a wide variety of property tax amounts for homes in the same price range, there’s a simple explanation: many Sellers in Punta Gorda Isles have had a Homestead Exemption on their property for many years. Not only does a Homestead Exemption reduce the Assessed Value of a permanent residence by $50,000, but it also limits the annual Assessed Value increase to 3%. If a property has had a Homestead Exemption for many years, the taxes will be lower than on other listings.

HOWEVER, when someone else purchases that home, the Assessed Value will be reset and will be comparable to the taxes of other similarly-priced homes. If you currently have a Homestead Exemption on another Florida property, you can transfer that benefit to this home – just as you would with any other listing.
